Reading a floor plan before the house exists

Show homes sell atmosphere. The drawing sells dimensions. Once you know what to look for, the plan tells you more about daily life in the house than the render does.

Trace the walk from the car to the kitchen

Carry a bag of shopping through the plan in your head. If the route runs through the living room, past the dining table and around a sofa, that happens twice a week for as long as you live there. Good plans put a service route between the carport and the kitchen even when the house is small.

Check which walls have windows

In a terraced layout only the front and back walls face open air. A bedroom drawn in the middle of the plan has no external wall, which means no window, which means mechanical ventilation forever. Count the external walls per room before you count the rooms.

Look at wall thickness

Party walls between houses should be drawn thicker than internal partitions. If every line on the plan is the same weight, ask what the shared wall is made of. A single-skin block wall between two houses transmits everything.

Find the service yard

Laundry, water tank, outdoor unit and rubbish all need somewhere to go. If the plan does not show a service area, those things end up in the carport or against the back window.

Read the section, not just the plan

Ceiling height is the difference between a room that feels generous and one that feels tight, and it never appears on the plan. Ask for the section drawing and check the clear height, especially on the upper floor where the roof pitch cuts into the space.
