How banks actually decide your mortgage ceiling
The instalment you can afford and the instalment a bank will approve are two different numbers. The gap is usually a debt ratio you have not calculated.

Buyers usually arrive with a monthly figure in mind, worked out from what is left after expenses. Banks do not work from that number. They work from gross income and a ratio they set themselves.
The ratio does the work
A bank caps your total monthly debt service at a share of gross monthly income. Total means everything reported to the credit bureau: car loans, credit card minimums, existing consumer loans, and the new mortgage instalment on top of them. So an existing car payment does not cut your ceiling rupiah for rupiah, it eats ratio headroom, and headroom is worth many times its own size once it is stretched across a full tenor. The share each bank applies is its own policy and is not a published national figure, so ask for it before you assume a ceiling.
Age caps the tenor
Banks set a maximum age by which the loan has to be settled, and the tenor on offer is the distance between your age now and that limit. The older the applicant, the shorter the tenor; a shorter tenor raises the instalment; a higher instalment eats the same ratio again. That chain is why two applicants on identical salaries are approved for different amounts. Ask each bank for its age limit in writing, because it varies between banks and between salaried and self-employed applicants.
What actually moves the number
- Clearing a small consumer loan before applying, not after
- Adding a spouse's income as a joint applicant, which raises the gross figure the ratio applies to
- Choosing the longest tenor the age cap allows, then overpaying later
- Applying to two banks in parallel so the fixed rate periods can be compared
Before you submit
Pull your own credit bureau report first. A card you stopped using but never formally closed still shows as an open limit, and banks count part of any open limit as debt. Closing one properly takes paperwork and time, so start it before you submit rather than after the bank comes back with a ceiling lower than you expected.
